What’s New in Maximo Application Suite 9.1
IBM launched Maximo Application Suite (MAS) 9.1 in June, and this version includes several exciting updates that enhance the platform both functionally and technically. The updates cover maintenance and asset management, as well as user experience, integration, and decision support.
Properties and Facilities – Tririga Becomes Part of MAS
A major update is that Tririga has now been integrated into the Maximo family under the new name, Real Estate and Facilities.
This means that MAS now covers more areas than before:
- Facility Management – management of buildings and facilities.
- Space Management – overview and planning of spaces.
- Lease Accounting – support for lease agreements and accounting.
- Capital Project Planning – planning of capital investment projects.
- Facility Condition Assessment – evaluation of the condition of properties.
With this, Maximo expands from traditional asset and maintenance management to a more comprehensive system for facility management.
Enhanced Security and Integration
Version 9.1 introduces support for multiple LDAP sources and Single Sign-On (SSO) via OpenID Connect (OIDC). This makes it easier to manage users and logins in environments with multiple identity providers – enhancing both security and user experience.
Easier App Development and Customization
For organizations that build their own applications in Maximo, there is now Application Configuration, a tool fully integrated into MAS. It enables the development and customization of role-based and mobile apps built with the Maximo Application Framework (MAF) directly within the platform – without the need for external tools.
In addition, data from these apps can now be exported as CSV files, making reporting and further analysis easier in tools such as Excel or BI platforms.
Manage – new features for decision support and planning
ChatGPT said: Maintenance Cost Insight – a new tool that provides better visibility into maintenance costs. It aggregates data from work orders, personnel, materials, services, and tools – and can be integrated with IBM Apptio for deeper cost analysis.
Asset Investment Planning – a completely new solution that helps organizations make better decisions regarding asset investments. It can be used to plan, prioritize, and optimize investments based on cost, risk, and value.
AI and Smarter Workflows
MAS 9.1 continues to integrate AI support into the applications, and among the new features are:
- An AI assistant that allows users to ask questions and receive answers directly within the application.
- A feature to find similar work orders using a configurable model.
- The ability to receive automatic field value suggestions, saving time and reducing the risk of errors.
Enhanced Dashboards
Several dashboards in the system have been updated to provide improved visibility and decision support.
- A planning dashboard for optimizing schedules, resource allocation, and cost management.
- An updated dispatching dashboard with support for shift times, availability reasons, and assignment status.
- Together, these improvements make planning and resource management both easier and more transparent.
New Licensing/Permissions Model / Licensing Guidance
Updated information is available regarding licensing guidance for MAS 9.1. It may be important to check how any new modules or add-ons could affect license costs or user entitlements.
New Navigation Menu & UI Changes
A new side menu system (suite navigation menu) is introduced in the interface to simplify navigation between modules and applications in MAS. Additionally, improvements have been made to how help functions and guides are displayed.
Increased Flexibility for User and Session Management
For local users, it is now possible to set password expiration.
Administrators can configure user sessions to automatically log out after a certain period, and the system can also be set to maintenance mode, allowing only administrators to log in while changes are being made.
Language and Localization
Version 9.1 offers support for certain languages, such as Arabic and Hebrew, in the user interface – both in IBM Maximo Manage and in Real Estate & Facilities. This can be relevant if your organization has users who speak languages other than English or Swedish.
Data Import / Export
In addition to the export features mentioned above, improvements have been made for importing data via CSV. Data can also be exported in JSON format, depending on the application.
Renaming and Status Changes in Modules
Some modules have received name changes or updated statuses:
- Maximo Assist is now called Maximo Collaborate.
- Maximo Health is no longer a standalone “suite application” but is now managed as an add-on under Maximo Manage.
Java 17 / Technical Platform
Another major technical change is that MAS 9.1 moves to Java 17. This provides better performance, improved security support, and future updates – but it also requires that any custom code, scripts, or add-ons be checked for compatibility and potentially recompiled.
